New construction of 46 residential units

Affordable living space in German cities is becoming increasingly scarce - new living space is in demand. SWD Städt. Wohnungsgesellschaft Düsseldorf mbH & Co. KG is therefore committed to the creation of new affordable housing and the modernisation and maintenance of existing properties. SWD's publicly subsidised construction projects are primarily aimed at people with a medium or lower income. In one of these important projects, the Düsseldorf branch of PORR Hochbau West GmbH was awarded the contract for the turnkey construction of 46 residential units with an underground car park for 19 parking spaces in Lörick, one of Düsseldorf's most beautiful districts.


The apartment building, which is around 70 m long and 13 m wide, will contain 46 publicly subsidised flats with almost 3,600 m2 of living space. The mix of barrier-free 2- to 5-room flats, all with balconies or terraces and accessible via a lift system, covers a wide range of needs. The underground car park will have 19 parking spaces for cars and 33 for bicycles. A further 70 bicycle parking spaces, a playground and car and bike sharing facilities will be provided in the outdoor area. The flat roof will be extensively greened and will be equipped with a photovoltaic tenant electricity system with an annual capacity of around 55,000 kWh.

High degree of prefabrication and LEAN construction ensure final deadline

As the construction site only offers limited space for equipment and storage areas, the material is delivered just in time. The construction of the masonry from prefabricated sand-lime brick planning elements contributed significantly to more rationalised construction processes. The precise timing of the shell construction sections also played its part, allowing the building shell to be completely finished by the beginning of 2024.

As Hansaallee is located in a potential earthquake zone, 50% of the walls of the standard storeys are made of reinforced concrete for structural safety reasons. The façade is finished with light and greyish window plaster, while anthracite-coloured balcony parapets provide contrasting accents. ‘We carried out a process analysis for the finishing work using the lean construction method. All defined deadlines and milestones are transparent for the entire construction site team and subcontractors at all times,’ says project manager Ansgar Merten.

The future residents are expected to find their new home there towards the end of 2024.
