The contract for the Austrian PORR includes dismantling the existing engine production facility of the Munich-based main plant and building the future plant for assembling fully electric vehicles as part of the ‘New Class’. It involves a total gross floor area of about 150,000m2.
“This is one of the most challenging construction projects in our more than 150-year history. Because here vehicle production must not be hampered by our construction activities”, said PORR CEO Karl-Heinz Strauss. “So while manufacturing continues, we will be taking down the existing production hall metre by metre and putting up the new one on the freed-up space just as carefully”.
Lean Construction ensures efficient processes
The space limitations of the plant, which is located in the middle of Munich city, poses a particular challenge. The three entrance gates and the logistics areas are already utilised at almost one hundred percent capacity. In order to ensure manufacturing processes can continue undisturbed, the entire construction project will therefore be accompanied by a Lean construction process from design to completion and mapped in a BIM process simulation.
Demolition will begin in February 2024, and construction is set for completion in November 2026, when the new production hall will be ready for use.
Model of partnership
For this challenging project, PORR is delivering bundled expertise from within the company. In addition to the divisions for major projects and construction preparation, multiple subsidiaries are also involved. pde Integrale Planung has been contracted for the planning and PORR Umwelttechnik for the deconstruction. IAT is responsible for the roof, Stump Franki for the civil engineering. H+E Haustechnik und Elektro is responsible for the technical building equipment. Elin and Max Bögl have been brought in as external partners. “This project is a model project in terms of partnership-based project management”, said Strauss.
