A blue and a white tower for Munich
This demanding and attractive project includes the erection of a high-rise ensemble on the border between the districts of Bogenhausen and Steinhausen at the beginning of the A94 motorway at the Munich Exhibition Centre axis. Two high-rise buildings are being built on a property some 11,000m² in size: the so-called White Tower with 15 storeys and a height of 53.6m, which will house a hotel operated by Ramada Group and the 72.3m-high Blue Tower, an 18-storey office building. The hotel will boast 344 rooms and panorama suites with some 15,000m² of floor space and approx. 21,600m² of floor space under ground including an underground car park with some 435 parking spaces. The Blue Tower will have a floor space of approx. 24,000m².
Besides equipment features common to modern hotel and office buildings, the Bavaria Towers convince with their environmentally friendly power supply using geothermal energy and district heating, floor-to-ceiling and floor-level glazing with opening casements for natural ventilation, individually controllable sun protection measures, a pleasant climate thanks to concrete core activation as well as individual, well accessible bicycle rooms with changing rooms and showers for bicycle riders and excess-width VIP parking spaces. The high-rise ensemble will be certified with Gold (Level 3, version 2009) in accordance with the Leadership in Energy and Environmental Design (LEED) rating system.
Apart from the turnkey-ready construction, PORR’s scope of services includes general planning services carried out by PORR Design & Engineering (PDE), in particular counselling, object and specialist planning, tenant fit-out work and tenant management as well as services required to obtain the LEED Gold certification. PDE contributes its wide-ranging know-how in the field of design and organisational planning, logistics, controlling and value engineering to the project. In close collaboration with the construction site, PDE organises construction preparation, consisting of the creation of schedules for offer, detail planning and fit-out phases, construction site equipment including construction phase planning, quantity surveys including the creation of resource curves as well as the solicitation and acquisition of formwork services.
